For qualified first-time homebuyers only, subject to credit approval. In order to obtain the stated rate and qualify for this loan program, you must have a credit score of at least 700. Receive up to $500 credit toward closing costs, applied at closing. Qualified buyers must provide a certificate of completion for an approved homebuyer education and counseling course to receive the $500 credit. Rates are based on an owner occupied single family property (excluding manufactured homes) and are subject to change without notice. Rates posted are for loans that meet Secondary Market guidelines. In order to obtain the stated rate, you must have a credit score of at least 700. The program minimum credit score to qualify is 660. The monthly P & I per $1,000 are based on the rate and term indicated assuming a down payment of 20%. Please note that Private Mortgage Insurance (PMI) is required on all loans with LTV's greater than 80%. If an escrow account is required or requested, the actual monthly payment will also include amounts of real estate taxes and/or PMI, if applicable. Property insurance required. The Annual Percentage Rate (APR) is variable and based on the Prime Rate (Prime) published in The Wall Street Journal, minus 0.50% APR. The APR is adjusted after each billing cycle. The advertised rate is available for lines of credit between $25,000 and $500,000, with a minimum credit score of 680 and a maximum combined loan-to-value ratio of 80% on a 1-4 Family Owner-Occupied primary residence only (excluding manufactured homes). Home equity lines of credit outside of these parameters may be available. Subject property must be located in Massachusetts or New Hampshire. Property insurance is required; flood insurance may be required. An annual fee of $50.00 will be assessed in January of each year that the loan is active. An early termination fee of $500.00 may apply if the loan is closed and paid off within the first 36 months. You may be required to pay certain fees to third parties, such as appraisers, attorneys, credit reporting firms, and government agencies, depending on your loan criteria. An itemized list of fees is available upon request. Consult a tax advisor regarding the deductibility of interest. The APR will never be less than 4% or more than 18%. Fixed conversion loan options can be locked for terms of 5, 10, or 15 years. A maximum of three fixed portions is available simultaneously.
